Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

NEVER buy a warranty from American Home Shield. They try their hardest not to pay for anything. and charge you the moment they step into your home. So far since January: $100.00 to put a fuse in our furnace {most expensive fuse , we have ever paid for}, $100.00 to tell us they couldn't take care of plumbing in the bathroom and now $200.00, $100.00 for refrigerator not yet fixed and $100.00 for blocked kitchen plumbing/sewer not yet working. GOING ON 4 WEEKS STILL NO REFRIGERATOR. UNABLE TO USE THE KITCHEN SINK OR RUN WATER AT ALL IN THE KITCHEN. Here is the story. The refrigerator died, no cooling and no freezing. Our first thought was the compressor. Called American Home... Read More

I've been with AHS for over 5 years. I've had a few service requests and each time, the assigned contractor contacted me within 24 to 48 hours. My experience with AHS has been fairly good and with most service request handled professionally and appropriately. A couple of times, I've had issues with the assigned contractor. One fairly recent experience started with my A/C in April 2021. The contractor came out and performed the tune-up plus noted on the work order that the freon was low and the capacitor was bad, which explained why the A/C kept freezing or not blowing cold air. The tech that came out later only added freon, which I was charged for and said my capacitor was good. Fast... Read More

After being a loyal paying customer for 14 years I just cancelled my warranty with your scrupulous company. Our 28 year washing machine has been repaired and working well until you sent a scrupulous repair company to use the English language where the machine becomes un-coverable according to your policy. 3 years ago a motor was replaced but when an inexpensive spring needed replacement it was not covered because the repair man used the language that it was due to an overload and misuse by owners. What a joke! It is one thing to tell me the truth but another to make up a story that points to a conspiracy by AHS and the assigned contractor. It was an unjustified summary of AHS AND MADE MY... I cancelled my Sears Home Warranty and signed up myself and my daughter with American Home Shield. I found their process to be difficult. When I found the contractor they wanted to send out had ad 12 out of 12 poor rating and asked for another vendor they refused me. When they finally sent another vendor who gave excellent service they went back to the vendor I refused and sent them for a second opinion. They were rude and told me one thing and the AHS agent something different. When my pumping totally quit working and I requested help they said someone would get back to me in 24 hours and I never heard from anyone. The process went on for over 30+ days and I finally found my own... Read More

I’ve had this company for over a year and a half and every time we’ve had to call them it is been a complete nightmare. We’ve had three claims, and on average we have spent over 20 hours on the phone for each claim. They will give you a complete run around, lie to you, and then change their mind. Just this week our air-conditioning went out. We were approved to use an outside company because they couldn’t find anyone. We had the outside company come out, they said that our air conditioner cannot be repaired, and we ordered a new one. We called and we are told me to be refunded in full. Then when my husband called back today because we hadn’t received anything in writing, they told him... Read More

I requested service on my dishwasher on April 14, 2021. I’m still waiting for it to be repaired. We’re coming up on 3 months! I’ve called and called, but nobody seems to have any answers.

Great service. Our air conditioner stopped working in 100+ degree heat and my wife was in the Hospital and was to be released soon. I called AHS and they assigned a contractor. Unfortunately the contractor could not come out for a week. I called back explained the situation with my wife who had had a stroke and AHS found a contractor who could come out the next day which by coincidence is the same day my wife was released from the hospital. Actually my wife and I arrived at our house at the same time as the contractor. The contract fixed the air conditioning problem and my was able rest comfortably. Thank AHS!!

I am satisfied with AHS response time, but on a call back the response time Its not so great. Takes too long to get things repaired.
