Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I live in New York and had another home warranty company for 8 years. They were awful compared to the experience that I have had with American Home Shield thus far. AHS by far is way better than the company that I used to use. I hope that AHS continues to provide excellent customer service. Thank you.

We have been a customer for 14 years and have seen a horrific decline in their customer service follow up and follow through. For example, it took almost 2 months and numerous phone calls before our dishwasher was fixed. Another ecample, they are happy to get a monthly fee...$75 service fee and charge for freon after a certain level....year after year...but won't check both units during a service call although both units are within a foot of each other....another $75 service charge! Yippee for AHS....

My pool pump is making a grinding noise that causing my neighbors to complain. Although all the barrings are broken inside and the unit overheats and possible chance of catching on fire, they do not cover noise. This unit was rebuilt last year under their service and went bad again. They charged me 125.00 for 2 minutes the tech. looked at it. Now they want 125.00 again for the second tech to diagnose. If this problem is not resolved I will be cancelling my services.

The worst company in the world. My ac wasnt working in 1 of the room. Called AHS and the technician took about a week to come out the fisrt time cause they didnt have any local companies. They finally came out and said I needed to replace the entire attic setup. I got a second opinion from an outside company and that wasnt the problem. By then the 14 period expired so know they won't cover my ac. Hate this company wont cover anything.

I had this warranty company for the last 7 months and the first time I used the warranty for an air conditioner problem, it took over 3 hours to report the problem and 3 calls later I was told that there was only 1 company in my area and I was told it would be 5 days before I could get an appointment. Since it was 84 degrees in my house and the temperature outside was 95 degrees. I told this company that was unacceptable and promptly canceled my contract because this company does not care about their disabled customers. This is the worse company that I ever deal with. By the way I found a local company that came out and fixed my system in less than 48 hours. Worse experience dealing with... Read More

Horrible Customer service!!! I was called a lair by a rep named Serria. Both the inside and outside unit needed it to be replaced. Their tech made this recommendation. Instead they decide to look out for THEIR best interested and go a cheap why out. Costing me more money. I had no way of speaking with someone that could listen to appeal. Plus it took 4 full weeks to get it repaired. They simply do not care.

My AC is not working, submitted a service request- the assigned company called and left me a msg without the companys contact number. I called service company too busy to take my call. AHS- The line is always busy when you need them most. Today, 6/23/17 the plumber from High Priority Plumbing came to investigate a leak under the sink in my kitchen. He determined that it was my faucet that needed to be replaced. All of a sudden after he took a half hour to buy a new faucet that magically a pipe broke under the sink when he was trying to turn the shut off valve- to open it? My kitchen was flooded and leaked downstairs to the main floor, damaging ceiling and new carpeting. But he finally did install the faucet so now do I still have to pay the $75 service charge? But of course! Can I get through to AHS to discuss this? No! Joyce Childrey 2939 Sweetbriar Walk... Read More

The technician arrived about three hours late, but worked until the job was done. My home was for sale and vacant, but he did an excellent job in keeping in contact with me. He even took a picture of the receipt and sent it to me. The overall experience in purchasing the home warranty and then transferring it to the new owers of my home was VERY EASY! AHS customer service personnel were pleasant and respectful. The representatives were in the USA which made it much easier to communicate with them. Nuances of American culture don't always translate very well. Thank you AHS!!

My central air system was identified as "not worth servicing and needing replacement." The contractor ordered the unit right there in the yard, gave me an ETA on the equipment and setup a return appointment to install the new unit. The next week he arrived and finished the work and cleaned up the site. I did experience a problem with the air handler that they promptly came back and repaired. the whole thing took a little longer than i expected (given the repair on the air handler) but the contractor was great, the unit works great and to date i have had zero problems with AHS getting a contractor out to me in an acceptable amount of time. So far, i am very pleased with this service. All... Read More
