Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

December 16, 2016 I’m looking for a home warranty company to replace American Home Shield. I’ve been without a washing machine since I submitted a service request on November 26th. Their excuse is that they can’t find parts. Surely, in the USA there are parts available for a Whirlpool washer. I feel sure they’re shopping (slowly) for the lowest price, and don’t want to replace the machine.

Please call me immediately. I have called ten times in 12hrs to check on the status of an expedited order on my furnace. It is 25F outside and the furnace has been out all night and day. My 2 kids are freezing. Even after making this an expedited service, neither AHS nor the contractor, Temp-a-cure Inc, has called me. This is the second time you have done this. Pathetic customer service. No respect for your jobs and your responsibility. I've been paying a monthly fee for ten years and when I have an emergency you fail to do your one simple job. Twice! Useless service. My account number is RN#179655772. Call me and rectify the situation.

12/12/16 I submitted an online service request for a GE washing machine, leaking water from the bottom. Tech arrives 12/15/16, performs his diagnoses and tells me the transmission is no good and he's gonna have to order two parts. I asked if AHS informed him of the issue before coming out? He shows me the service repair request that stated "NOT WORKING". Now, I have to wait another week for parts and an appt. I've had AHS for years, maybe used them three times and I have experienced the same problem each time. Having to wait additional week/weeks for the part and actual repair to be performed. It is without a doubt unfair to the customer. We have to pay that service fee, spend $$ for food,... Read More

The company scheduled the repair for the next day, very fast. The contractor was very clean and friendly. I had a great deal of confidence in him. He found the problem and said he needed to get parts. I thought, "Yea, right. I'll never see this guy again". I was wrong. He was back in timely fashion with a exactly the right parts and repaired the problem in no time. He made it look easy. As he was leaving, he noticed a small leak on a faucet next to the house and offered to fix it. All it needed was an adjustment. Now, THAT's service!

AHS sent an AC company to repair the duct work which created condensation through the ceiling. It took 4 visits and the company left a mess and broke the access panel framing. I took pictures and sent them to AHS and the AC company. It's been over three months with no response after I attempted to follow up four times. AHS has no customer service and the companies they send out must be lowest bidder. I had a similar experience when they sent a pool repair man to fix the leaking pool pump. They didn't do it right the first time and it leaked again, this time flooding my back porch and we had to rip out the carpet, but that's not covered. "it's considered secondary damage" AHS. Now it... Read More

As a realtor, I referred dozens of clients to American Home Shield when they purchased or sold their home. It wasn't until purchasing a home warranty through them myself that I realized NOTHING will be covered. A/C repair - Not covered, Heater - Not covered, Hot water heater - Not covered. I feel like I unknowing participated in a SCAM on my clients. Please don't pay extra to cover pre-existing conditions... It is only for unknown pre-existing conditions and the fact that you are requesting a repair - makes it now a "known" condition and uninsurable. Will never refer them to anyone again and if anyone has a class action lawsuit - I would love to participate - contact me!

AHS contractor in Palm Beach County is AZ Remodeling. They are totally incompetent, rude and unreliable. Their technicians are untrained and don't know what they are doing. Beware of AHS and AZ Remodeling!

I had American Home Shield for a couple of years. If they are the best the home warranty business has to offer, that business is in a sad state, if you ask me! First thing that bugged me was the level of contractors they provided. Far from the best. I had a couple of leaks inside the walls of my home, the plumbers came soon enough, and in one of the cases they fixed it the first time. But what really bugged me about the plumbers was that they would talk to each other (in my presence) in their native language (I think it was Russian or some eastern European language)....I'm not sure why, but for some reason that rather bugs me. I feel like they're trying to get away with something.... Read More
