Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We almost had a dyer fire. We had them come out and they vacuumed it out. They decided they will replace parts to the older dyer rather than replace. The dyer reeks like burnt smoke, makes our clothes smell burnt and they said they don't take care of that part. Only the parts. This is the first time after two years with them we needed an item replaced and they are refusing. We will buy a new dryer on our own and drop this company. What a waste of money with them.

Read the fine print in your contract. AHS does not allow you to choose a vendor you trust, and you are only allowed to use their vendors, which are not vetted properly. If you don't use their vendors, your warranty is void. Most other insurance providers allow you to choose a licensed vendor, but AHS gives you no choice. Choose someone else.

AHS was efficient in providing a company to assist with my water heater. Though it was costly for getting a permit and inspection it had no bearing on AHS but the requirements of the city itself when re installing a new water heater. AHS have always provided me with great service. One service prior to this one was involving my refrigerator. Something as simple as replacement of a the rubber that closes the refrigerator to keep it cool was handled in a remarkable fashion. It seems my refrigerator's manufacturer did not make the rubber part of the refrigerator, and AHS just purchased me a 1500.00 refrigerator because of it. That really impressed me.

I've been a customer for over 15 years and here lately, I am very disappointed with American Home Shield Costumer Service Department. This company use to be # one on my list. However recently I had to use their service and encountered the worst service with their phone clerks as well as the companies they're contracted with. American Home Shield only concern is to collect a monthly fee & find reasons why not to cover an appliance that may not to be replaced. I am very sad & discussed at the direction this company has turned. I've told a few people that's in the process of buying a house NOT to go with this company!

I have found, over the past 5 1/2 years that AHS does what they say they will do. No ifs ands or buts. I am so pleased that when my wife bought a house this past summer I agreed to pay for her first year of coverage as a house-warming gift. I am a 71 year old man and it is nice to know that whatever goes wrong in my home a small fee of $75 will get it fixed.

I have had this company for approx 15 mos and have not filed one single claim until this month, when my a/c went out. After receiving the invoice from the repair man, American Home Shield informed me that they were not going to be paying for any repairs to my a/c unit. They stated my compressor did not fail due to normal wear and tear. I change my air filters out every 3 wks and do more than most to care for my a/c system. And yet, when it malfunctions because of its age, they leave me holding the bag. I would not recommend this company to ANYONE unless you enjoy paying a company $ for absolutely nothing.

I have been with AHS over 5 years. I have about 10 properties with them. The customer service was great at the beginning. But over the past many years, the yearly cost keep going up, UNLESS I call and complain, then they give me the same price as the year before. I don't understand why a good company needs to trick people like that. The past few years, customer service wait time has become horribly long, I use to get someone on the phone in a few minutes, but now it is at least 20 minute to several hours waiting on hold. Of course, they always have an excuse. Even online chat was over 20 minutes wait. They also seem to have very limited amount of contractors. The few they have in... Read More

I had a problem with my air conditioner and I called AHS. They were very helpful and courteous and gave me the name of the company that would be contacting me. The company they referred contacted me the next day and worked with me to find a convenient day and time to resolve the problem. The person who came to fix the air conditioner was professional and explained what he was going to do before he did anything. It didn't take him long to fix the problem and everything is working great. AHS customer service was convenient and easy to use. Thank you!

I had a problem, I notified AHS and they had a contractor contact me immediately. The Contractor scheduled the repairs for the next day at noon. The next morning the contractor contacted me and stated that he had finished another repair and could come to my house 2 hours early. I agreed. The contractor arrived, completed the repairs in a timely manner totally cleaned the work area then explained and tested the repairs. The contractor left me a name and number to call if I had any problems. Great repair job well done.

I have had AHS for several years and have seen how their customer service has deteriorated to almost non-existence and their service charge go up 600% from $20 to $120. As I am writing this I am on hold to talk to a human being for 32 minutes.
