Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The worst service ever, if you have an issue you wait on the phone for an hour or more unless of course you call renewals. Had to call three times on a billing issue and had to wait over an hour each time, finally got it resolved. I had an issue with contractors saying no its not the A/C its electrical, electrical is saying no its A/C, I was charged for visits from both for the same problem because no one could figure it out. Hot Water Heater replacement still cost us $500.00, it is not worth the frustration of not being able to reach anyone and the add on costs when the repair is done.

If I could give it 0 stars I would. I filed to have my dryer fixed on December 16, 2019. Here it is February 4th and numerous visits from the serviceman and numerous calls and it is STILL not working. When you call their customer service you can barely understand what they are saying due to their thick accents. Plus, they don't seem to be very knowledgeable and seem to be reading from a script. I expect a lot more from a company that charges the prices that they charge. There is nothing I like about the service I have gotten from this company. I've had multiple things fixed and the time has been weeks every time. This is the longest time it has taken. I have yet to find a... Read More

My impression of American Home Shield is rapidly declining. Four years ago I had to replace water heater. It cost me $390.00 to bring it up to code and a hurricane strap. Fine! The water heater is still under warranty and it goes out. This time American Home Shield sends out a different contractor. Now it is going to cost another $580.00 to Ideal Services to bring it up to code and another hurricane strap. These expenses American Home Shield does not cover. I have been on the phone with them 4 days now, no hot water for 6 days. I’ve had to call 3-4 times each day and sit on the phone a minimum of 20 minutes today to over two hours last week. Currently I’m on the phone writing this and... Read More

I agree with these comments made by home owners. I was also had a AHS warranty for my home. I called the company that water heater is not working . I called them for repairs I had to wait for one hour or more to talk to a service representative. And then when the technician arrived after 2-3 days to look at the problem and we were using cold water in cold winter and after talking to the AHS rap. separately the tech. told us that it is not covered, Despite all appliance being covered and because of any reason they think proper they can say we wont cover. Similarly, when our A/C broke down and still it is broken, and I called the AHS. and waited in line to talk to a rap for over an... Read More

Long standing contract holder. Never had to use. Washer broke 8/2018. AHS sent a company out to assess and fix. B & G Appliance. Parts ordered. Half of the parts installed. Washer still not fixed. B & G no response. Called AHS. The sent out Sears Appliance Repair. Parts ordered 11/2018. Parts arrived. Appointment made for 12/2018. No call no show. Appointment made. Need 2 technicians, only 1 came. Rescheduled. 12/2018, no call no show. Appointment made 1/2019 no call no show. Appointment made through AHS, 1 technician arrived. Rescheduled with AHS associate Leena 2/1/19. Called 1/29/19 spoke to associate Courtney and had her call Sears to verify 2 technicians were scheduled. On hold 5... Read More

Kalamazoo people are great. Best I have had contact with. However, the company which any initial call you make will take you to India or somewhere else, is terrible. If I could skip a step and speak with people in Kalamazoo I would have stayed with. This company operates however like a giant company and not enough staff. Wait times can be between 30-1:55min like today before anything is started. Not quick enough when your home is cold or you have a job ..and waiting on the phone doesn't work. If you work for the company, please understand you are understaffed, management, if you want 5 starts, staff higher, this comes from the directors needing to do something different. Not the... If I could give them a worse review I would. AHS will fight to not pay for anything they can even if it is clearly stated in the coverage. DO NOT trust this high rating. If you do go with them, expect to pay legal fees to take them to court for breaching contract when you need them pay cover anything.

I have been an AHS customer going on 2 years and for almost the entire time they fail to process my credit card correctly every month. I have to call them and be put on hold for a half hour or longer. They have the wrong expiration date for my credit card. I have called to correct this error 7 times, and the next month it happens all over again. They just can't seem to correct this simple task, no matter who I talk to there!!! I'm about ready to tell them to stuff it the next time it happens, and take my business somewhere else.

The WORST experience - DON'T WASTE YOUR MONEY. Their service is designed to avoid paying you. I lost a day of my life, without heat or electricity for my family for 24 hours because of AHS incompetence. And now they're making it impossible for me to collect payment for the service fee. I arrived at a vacation home in snow country on a Friday afternoon to find the power off. I waited on hold for 20+ minutes to report the problem, only to have my call dropped by the agent. I was finally able to report the problem online & received an electrician assignment. I only got a VM when calling the contractor Friday night & Saturday AM, so I called AHS again, who said that they would expedite the... Read More

To anyone considering using this company BEWARE!!! Make sure you know what your out of pocket expense will be for any repair or replacement. Case in point, I am in the process of getting my water heater replaced. In addition to the $75 service fee, and the annual premium, I will out an additional $600 because of upgrades, modifications etc... This is not spelled out in the contract, and when pressed they will tell you they can not estimate these costs beforehand. Additionally their customer service is very difficult to reach and I have been on hold for about 2.5 hours just today. I believe you would be better off putting the annual premium and service fees in the bank and then using... Read More
