Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Our CH/A went out on 5/17/17, at which time I placed a call to AHS. I explained that we are senior citizens with medical problems (I have leukemia and was undergoing daily infusions & my husband is a severe diabetic.) The initial CS rep that I spoke with said that she would expedite our service request & gave me the name of Total Air with a long distance phone number. I asked where this company was located and she said that their office was in Florida, but they had technicians all over. When the technician came the 1st time, on Sat., 5/20 he said he had come from South Georgia & it had taken him 2 hrs to get here. That was the explanation he gave for being 8 hrs later than promised. He... Read More

The service was quick, efficient, and thorough. From start to finish everyone I had to deal with was friendly and courteous. My microwave was unrepairable and AHS was able to locate an acceptable replacement and have it installed in a very short period of time. They took care of everything without any effort on my part. I am totally satisfied and recommend AHS to all home owners. Thank you AHS!

AHS has been a life saver! I bought this short-sale house in 2011. Meaning bought as-is with no guarantees. Realtor gave me a basic AHS 1-yr policy as a gift; I upgraded. In the 7 yrs since, the dishwasher died; they rebuilt the motor and replaced rusted racks. The water heater leaked; they replaced it. The clothes washer motor warped and died; they rebuilt it. The refrigerator died; they replaced it. Water backed up into the tub; their plumber cleaned out the line. All these things work perfectly now. Then the furnace started making banging noises. Turns out the furnace may have been the original - 67 years old? They replaced it. My point is that AHS has taken good care of me over the... Read More

We have a tank less water. We are having a problem with the water turning cold while taking a shower. This happens off and on. I called AHS and they sent out a plumber. He could not get the problem to show up while he was here. That night it happen again to my husband. I told him to keep it running and I would go check the tank. It had a Code 12 showing on it. He turn the water off and back on and he got hot water but started going to cold again. I called AHS that now we are getting a Code 12. My complaint is the plumber, not sure of the problem, sent it in as a maintenance problem, and now the claim is denied. We have been with AHS since 1999. Our contract is coming up in... Read More

This is a great company that stands behind its product. We live in al older home and it seems like multiple things hit at once. AHS never hesitates, they always repair or replace. The only thing is no repairs resolved on weekends or holidays.

I wish those having complaints with AHS check back at this website and let us know if AHS fixed the problem or not rather than assume it was fixed or it went into the "round file" (trash can) and left the customer holding the bag. Please update your complaints so we don't think the worst of AHS or to steer clear of another sham company.

We have been with home warranty 6 years with 4 homes , always had fair service at a fair price, we have had on going problems with a air conditioner that they can't seem to fix and we called them again today to tell them it is out again and the girl on the phone told us they are canceling our contract and will not give us a reason why. Very bad for business. You don't take care of loyal customers your business will soon fail with all the bad reviews you are getting. We would like to understand the reason our contract has been cancelled.

Just had my kitchen range replaced as it could not be repaired. It was replaced with a model that has all the same features as my previous range. There was little or no effort involved on my part in getting the new range. I received and email with asking for the specific features of my old range and then within a day got an email showing a wide variety of items I could order to replace my range. Simple and easy.

Worst warranty company ever! I have sat on hold for hours with them. Have used them several times, but now am waiting for another warranty company coverage to start and will cancel ahs forever. Slow to answer the phone, no way to make any comments when requesting repairs online, nobody to communicate with, horrible, lazy, crooked contractors (epic mechanical in little rock failed to install compressor correctly, causing freon to leak and then ruining compressor--they said it was a faulty compressor and then said ahs was responsible for getting a new one, and ahs said epic was responsible--we went without air conditioning for the entire month of july! I had to threaten lawsuit, bbb, and... Read More
