Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

American home shield is the best. I kept my home warranty when I bought my house. I am so glad I did. Because normally when we get in a crunch with income we tell ourselves we don't need this warranty. I am so glad I never cancelled my american home shield warranty. I am a single mom and this warranty saved everthing that was under contract. They have never waivered from the contract. Thank you american home shield.American home shield is the best. I signed up with their home warranty service when I bought a home in March. My A/C went out about two weeks ago (late May) and they sent out a contractor to get it looked at. The contractor declared it a tots loss, had me finance through Wells Fargo to replace it along with the furnace. After contacting them several times and waiting 20+ minutes on hold each time, I discovered the contractor had lied to me to get me to replace the units. The coil, which would have been covered by the warranty, was the only defect though I was never given an option to replace only that component. I discover later that the company they sent has an "F" rating with the BBB, and other customers that used their... Read More

Signed up with AHS in April. Waited the 30-day required period before requesting a service. Then, requested two services: one for electric, one for A/C. A/C guy showed up, said he would have to order parts, and never came back. We tried to call multiple times, and he always replied, "I'll have to get back to the office to see the report." Finally called AHS, and they contacted him and he said the same thing - AHS said they had to wait 24 hours for him to get back to them and they would get back to us. We waited. No response from either. Called AHS again - got the same run-around, only this time, the guy hung up on them. By this time, we were still without A/C, it had been a month from... Read More

I have been with AHS for over 16 years and I am truly disappointed in there services in the last several years. I have been contemplate changing during these years but they have made up my mind. I had a leak in my family home on the 2nd floor bathroom. The plumber came out the first day and fixted the elbow under the bathroom sink. Well, that morning I woke up I had water leaking from the 2nd floor bathroom to the 1st floor bathroom. I appreciate the plumber coming back the following day but several hours later (supposed to arrive in the am arrived in the pm). Nevertheless, he indicated it had to be a leak in the wall. The plumber assured me thats where it was and he was right. This... Read More

We've had to ask for service several times. I use the online service and the technicians call me right back. The work was always done quickly. Once they needed a part and the company called me every few days to let me know what was going on and when the part would get to them. The companies they use have all been very professional and the techs sent to the house were thorough and seemed vested in fixing the problem the first time. They also gave me tips on how to keep the problem from happening again. Worth every penny and we are renewing!!!

Terrible customer service once they have your payments coming. A/C went out last night (Wednesday) requested service this morning online. Less than a hour a contractor with AHS called to schedule an appointment. Good thing right? Well the first they have available is next Monday afternoon. Not so good, it is going to be in the mid 90's all week here in the Carolinas. I called American home shield and waited on hold for FORTY THREE minutes. The customer service people that I was finally able to speak with told me once the contact a service provider they allow them 48 BUSSINESS hours to respond! That is minimum of 6 days and a weekend before they will even consider calling another service... Read More

No issues with contractor but it has taken me 5 calls over past 2 days to just get someone to answer the customer service phone number (I waited up to 30 minutes on each call before hanging up). When I relayed this to the representative I was effectively told - tough, this is peak season and we are busy. My issues (double billing, again, of service fee and issuance of delinquency notice) was resolved politely and quickly (I hope, will check account in a weeks time to make sure they actually did what they said they would). This is not a one-off experience. The only way to contact customer service is via phone and it is horrible and frustrating trying to get through. I spent 2.5 hours... Read More
