Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Our clothes dryer started getting slower and slower. We just put it through additional cycles. Then, we realized something was really wrong. That was not the way it should be. We called American Home Shield and within one day a repairman came and inspected our machine, taking it all apart. He found the issue (something slipped out the back vent and shorted out 1/2 of the element. He ordered the replacement parts. They were here within a week and he was there that day to replace all of them. He had also noted that one items was wearing with friction, had ordered a replacement item (a simple thing) and replaced it as well, probably preventing a future warranty call for a noisy... James, It is great to read that you are so pleased with your home warranty! We love to hear great customer testimonies, as they help us shape better processes for you as much as the hearing about opportunities for improvement. Thanks a lot!

I had a great experience my first year with AHS. About 6 months in my Water Heater was broken. Promptly I called AHS and they had a technician out the next day. The Water Heater was replaced in three days later (they had to order parts) and is working great!

This company has been of great value to us. We had to get a new refrigerator. They had a technician out to assess promptly. And although I don' t feel the technician was very good, American Home Shield handled the process very well. We were able to choose our own refrigerator, pay for it, and were reimbursed promptly. We could have gone through them as well, but chose to look on our own, sticking within the amount they would reimburse. We recently had to have our washer door replaced. This technician took a bit longer than would have liked, only due to high volume in their office. We had had American home shield for two years now and feel it is worth the money.

My appliances are about 25 yrs old. My ice maker and oven died within days of each other. I got a call from the appliance company in a timely manner and a tech looked at both in one call. My ice maker was fixed within 10days; I'm still waiting on my oven and it's been a month. The panel has been sent for repair (Florida?!? I live in Az) twice. I was told Friday that I COULD ask for a 'cash out' but that dept was already gone for the weekend. I called Monday and was told that I COULDN'T ask for a cash out because the 'repaired' part was on its way back; they said I COUILD ask for a cash out BEFORE the part was shipped back from repair. Well the tech left today and told me he was... Read More

Because I didn't specifically state that I had two air conditioner units in my house that were not working properly, I was charged for 2 (two) $75 fees. No where in the contract does it state that I would need to mention that I have two air conditioner units. The excuse they gave me was that the contractor did not allow time for inspecting two units and therefore I had to pay the extra fee. You can be guaranteed that I will not be renewing.

My experience with AHS has been horrible. I've gotten conflicting information from people I talk to, and had repair people out that are incompetent. I have no confidence in them at all and I'm canceling.

I have had AHS for almost 20 years. They were fast with service and contractors for the most part were excellent. But as of late, their contractor base is not there for my area. I am told to find my own contractor and pay them and I will be reimbursed up to a certain point. This issue is a big one for me. If I wanted to review individual service contractors and look at prices in the limited time I have to do so and then pay myself for the service, why do I have AHS? This has happened on the last two calls. I ended up having to pay $700 for the first time and now again - I have no clue. This is very frustrating. I need to have no service fee for the call given that I have to do all... Read More
