Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had an AHS warranty for the last 20 years, and this year will be the last. Over rated, and to get the things covered that usually break you have buy up from the standard policy. More often than not, they will come out to look at your problem, only to be told that YOUR policy does not cover that. Their contractors jerk you around when to expect them, and then not show up. Got "rescheduled" 3 times for the last issue that MY policy didn't cover. There has to be a more reliable and up front company in the Home Warranty business than American Home Shield! Beyond disappointed!!!!

Worst home warranty company ever. If I could give them zero stars I would. Have called them multiple times about a broken refrigerator and they won't cover it because it was moved. Nothing stated specifically in the contract about not covering moved items. Tried to get a plumbing issue repaired and they all of a sudden decided not to fix the issue, and said it wasn't covered in their contract. Tried calling them again and sat on hold for over 90 minutes before I decided to hang up. Scam artists here that just like to collect their call out fee and not fix your issues. STAY AWAY FROM THESE PEOPLE.

I have been with AHS, since 2004 and have had bad service with this company. First, the AC unit is too small for my house and it won't cool my home. I agreed to pay the different between the two (2) units. Now, I have a tenant in the house and the heater needs a circuit card, I was told on December 20th. As I speak now, no card, no heat and an angry tenant. My second house, I haven't had any problems yet, but just moved in June. I WILL NOT renew my contract with AHS in March and June. They are causing me money on both ends. Also, each year, the service fees keep going up, with the quality of service and customer service going down. Michael D. Scott Dallas, TX

Very disappointed with company😒!!! After years of paying my monthly dues they have not delivered as promise. I've paid my service fee to be told it's not covered under the warranty after speaking to customer service in detail what is the problem and then to be assured it is covered. Speaking to customer service I get a response " you should know your policy what is covered and what is not." Again, very disappointed. Will research other companies and cancel my policy.

Customer service is less than terrible. Giving them one star is generous. The actual service provided by local companies is good but the home warranty company service is horrible. Those who choose this company remember you were warned.

I had my home warranty policy renewed on 1-1-17,and when I bought my house in 2008 this was the company that was carrying the protection from the previous owners. So during this time things were good. But during a period in 2016 the policy was cancelled because my bank was not allowing the payments to be drafted from my account. So I got the policy reinstated like I said earlier on 1-1-17. Well my hot water tank began to leak so when I called on 1-2-17 the first two people could not find where my policy was renewed. This lead to me calling again which the third person found my policy and asked would I like to make a service call to see if the tank needed repairing or replaced so I said... Read More

The biggest complaint is their bad customer service. If you have an issue and call in to talk to someone, you are on hold anywhere from 30-60 minutes with 45 minutes being the average wait time. When you do get ahold of someone, they do not resolve your issue. Also, if you want to talk to a supervisor, you cannot. They tell you they have to file a request to get a supervisor to call you and it will take 48 hours. The majority of the time, a supervisor will never call back. I would advise anyone looking to not go with them. We are going on month three of having a non-working refrigerator and called them at least 10 times, no one seems to care about this important appliance being broken for... Read More

I have had AHS for many years now just out of the laziness of not looking for another warranty company. I have to say that after this repair/replacement I will be discontinuing my contract with them. I may call them 1-2 times a year and end out paying out of pocket at least one time if not both more than just the service call. This time I am paying $300 for a hot water heater because they will not cover the codes required by my city. Every time I have called them form AC unit that has a slow leak, they won't do anything about it. They just allow the contractors add more Freon which costs me again out of pocket and pretty much just puts a bandaid over it. I'm done with them.

I presented a claim regarding a fire in my oven due to wear and tear; the fire department was called out. They had to move the stove from the wall and in doing so, the glass shattered. They refused to replace the stove. The stove had been in the same position since 1994, the incident happened on 1/1/2017l.
