Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Before you agree to sign with AHS--get them to answer your specific questions for specific items and problems. They will say anything to get your contract. They do not have the BEST companies working for them. They do not consider ANYTHING an emergency---my drain backed up, water all over the laundry room floor--called, said they would get someone fast--4 hours later they had called one company and were waiting on a response and had the gall to ask if I could wait till Monday with an inch of water on the laundry room floor. My contract runs outs in May---good riddance

I've called in for service on the same appliance 5 times and they refuse to replace it as promised in the contract after 3 calls. Then they won't transfer me to a supervisor, they say hold on and hang up several times. Poor customer service, totally misleading. A total fraud. C Jones from Maryland

This company really depends on where you live. Some of their vendors are scattered around and are not everywhere. We had a terrible time getting service for our home located in north central Florida. When we could get vendors they had tight schedules M-F 9-5 only. The average working household can not work and get service from this vendor unless your taking a whole day off of work. I do not recommend them for this reason.

I'm firing this company. They neglected to escalate a plumbing case one month ago when I had a plumbing issue. I ended up having to fix the plumbing problem myself because AHS Burger flicked my problem to a contractor who never contacted me. The first contractor canceled on me on short notice. The second contractor they supposedly escalated priority with never contacted me because AHS is unable to update their records with my proper current phone numbers. The information AHS provided the contractors was six years old. My online account does not interface with AHS's client management systems so if I update my phone numbers online, the customer client system doesn't have the proper phone... Read More

I have had 2 repairs done while a customer of AHS. I am very disappointed with the customer service levels of how they hold their contractors accountable. Suretech Appliance Repair has be my contractor on three different occasions, they were quick to receive the original order and send out the technician but caused unnecessary delays when returning to do the repairs. AHS was contacted daily as I have tried contacting Suretech dailiy only to get "all messages" are full, no return call, no status updates. AHS' customer service department said they would report it but to this day, I still have a broker washer, zero in updates unless I call and track someone down. This is the poorest... Read More

Water heater started leaking Christmas Day. Called AHS and had to wait next day which is acceptable coz it's a holiday. It's 30 degrees winter time. Next day the vendor called they said they're very busy they can't come until next day 12/27. That day the vendor came and said they have to order a water heater and will be back tomorrow. Tomorrow came vendor said I have to charge you $625.00 for fees plus $125.00 deductible. WHAT?!?! Fees for construction. What construction? Fees for water damage. What water damage? I have a pan under the water heater. I don't see water damage. I called AHS and report. AHS said it's between myself and the vendor and they said I need to pay the $125.00... Read More

I think their customer service is terrible. In my experience, you wait on hold almost forever before anyone answers. And, they rejected valid claims. One star is too high.
