Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I called one day outside of their 60 days after service for a washing machine repair and they disregarded the fact that this would be the third time that I would be trying to fix the same washing machine $300 to fix a washing machine? I could have invested in a brand new washing machine. I wasn't expecting the repair work to be ineffective after 60 days. Especially since I dont wash clothes all the time. Waste of my money!

North Ridgeville Ohio area.My furnace went out in Feb 2014 It was a Sunday and below freezing so I was worried about my pipes freezing. They use Budget Heating & Cooling and final got a hold of them early afternoon and they could not come for a day or two. So I called back asked what to do they said Call another company I did and they were out and made a temporary repair. I paid it gladly and submitted it was denied the $300 repair because this company did not call them. Even on appeal they still declined it. I had buy a new furnace for $3,000 about month and a half later, as it could not be fixed. Very disappointed anyone that wants to know about my experience can email me wmm1961@aol.com

4 calls/requests for repiars in 6 months, and there wasn't 1 issue they resolved. They couldnt even unclog a toilet with out trying to charge me an additional $200 to lift the toilet. There is alsways some sort of AHS loophole to try to get you to pay additional money on "covered" items. They really are a joke. SCAM. They should be ashamed.

My washing machine died on 12/31/2016. AHS sent a repair person to my house and he determined that it would cost more to repair my appliance than to purchase a new one. AHS called me the next day to let me know what machine they recommended and told me that if I wished to have a different machine to let them know and they would use the one I wanted. After researching different machines on line, I decided that the one they recommended was a good machine. In fact, it was better then the one I had! I let them know, and they placed the order and 3 days later I was using a brand new washer. As far as customer service, they were knowledgeable and courteous. Like many people, I... Read More

Worst Home warranty company. I had a lot of trouble out of the contractor they sent out. He was charging double permit fees for one job. He would not give me a detailed bill and wanted all the money up front. He hung up the phone on me when I asked for a bill. I told all this to AHS and they said they could do nothing about it. They offered a payout to not have to deal with the contractor and it was no where near the cost of replacing the water heaters. They say in their advertising that they pick local contractors. They sent someone that was 45 minutes away and had no idea the correct place to even get the permits to do the work. There are 42 plumbers closer to me. I am done with AHS.... Read More

I have American Home Shield and although they rated number one the are not the best by far. Their rates go up EVERY YEAR. When you have a problem and try calling in to their call center expect to wait for a representative on the phone, and God help you if you have reached the wrong department because you can expect to wait some more. They tell you that you in the literature that you receive when signing up that they will get a contractor to you in 48 hrs. but that's not always the case. My central air unit went out I want to say the contractor wasn't able to get to me for about three days and they he wasn't able to fix the problem. +His inability to fix the problem wasn't his fault, he had... We don't like this company, they don't live up to their name. How did they get such a top rating? Stay away people. You'll be sorry. Use One Guard instead. Only $69.00 call out fee. Others charge as much as $125.00 for call out. Best of Luck, and God Bless.

Don't bother with this company. They will find any way possible to not cover your claim. My water heater broke after only two months after moving into my house. They said they would not cover my replacement because the our well water was acidic. When I asked for the results of test they said they do not have them. So now I am out $75 for a company to come out and deny my claim!! Beware of this company!!

After 20 years we are cancelling our policy. They have gotten to BIG!!!!! Wait times to get a representative on the phone averages 45 minutes. Reps are not customer service friendly. Contractors are not as good as they previously were - they break things and don't finish doing repair, lose parts that they take from your home and yet expect to be paid their service fee while we have to pay someone else to finish repair or pay for parts that should be covered by AHS.
