Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I called AHS about 3 of our appliances. Fortunately, Sears was the authorized contractor for all 3. Although there were different individuals that made the necessary repairs, I feel that they were extremely professional, made good on promises, and did a great job.

I had this service on three properties - my home and two residential rentals. On my home, I have had great success using the services. However, on one of the rentals we have had two service calls and neither resulted in the requested repair which should have been covered under the terms of the contract. One was plumbing and the other was AC. On the other rental, we have requested only a single repair and it was denied because my tenant has a home-office where she does tax returns. The company was informed of this before I signed up three years ago and told me it would be fine, but, after 3 years and $1,757 in premiums, plumbing service to the kitchen was refused because of the home... AHS has been great to work with. It was easy to log the service request online. They responded promptly. The service tech was on time and very helpful. They elected to replace our dryer and so far all has gone smoothly.

I rent out a property in San Diego and every time AHS has been contacted by my property manager they were more than helpful about arranging a service date w the tenants according to the tenants schedule. They recently evaluated an issue w the oven turning on by itself as you would be concerned as it was a gas stove, as well as a leak in the refrigerator. Both issues were fixed in a timely manner and to the tenants satisfaction. Hell they even want to buy the condo now!

American Home Shield has the worst customer service i have ever dealt with in segment. There hold times are over 1-2 hours long, it is impossible to get out of the automated call loop to get a person to listen to you. They use sub par contractors; who are unprofessional. Our heat pump has been broken for 3 months with no resolution from AHS and the contracted who visited our home twice already. If you call the service department and get a hold of them after 2 hour hold and you want to change something in your contract they will transfer you to sales for another 2 hour hold. There is no call back facility. If the contractor does not call you to schedule the appointments you... Read More

Would not recommend! I have called them out for two separate issues on a rental home, and they found a way to deny coverage both times but I still had to pay the $125 service call fee, when I could've gotten a free estimate with almost any company on the problem and cost of repair. Read the fine print of the contract before you spend your money with them. I had Old Republic for the first year after purchasing the home and never had any issues with coverage/service calls. I should have never switched. You definitely get what you pay for!

I live in a small rural area with limited contract repair services, so getting a contractor out for an immediate repair is difficult. Despite that, the last repair was done within a 4 day period. The AHS representative during the initial request was courteous, understanding and professional. The contractor was clean, courteous, knowledgeable and professional; he took the time to explain the repair, its cause and the final result.

Our clothes dryer was not heating. The repairman diagnosed the problem promptly. They had to order a part, so it took a few days, but when he returned, the problem was fixed and we have had no problems since. Good job.

1. if you like being on a telephone holding forever, this would be the company for you. 2) if you want to have the instructions you provide (pertaining to the service call) on their internet page NOT followed, this would be the company for you. 3) if you would like to wait a full day (10 hrs) on the day of the scheduled service appointment only to find the service company is a no-show, this would be the company for you. 4) when you decide you want to cancel your policy/contract be prepared to spend another 30 minutes holding on the telephone, only to learn a cancellation rep will call you back in 24 hrs or less.

Central air unit stop blowing cold air. Called AHS and they sent a request to a listed contractor. The contracted called us within 24 hours and scheduled an arrival time to look at the unit. The contracted arrived early at the set time and quickly went to work on the problem. Within minutes, he identified the problem, explained the situation and corrected the issue. He was quick, courteous, friendly and very professional.
