Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Your hold time is estimated over an hour. Really do they have one person answering all the calls

When calling Am Home Shield, the automated voice states that they will be with you soon but they do not EVER answer your call, nor do they have a place to email or even leave a message. I have been on hold for hours on end till it goes past the time that they are open. This has been going on for months. I put in a claim to have my refrigerator replaced but it is NOT showing on my account so I cannot get through on the web site. I replaced the appliance as they instructed me to do when I first put in the claim but cannot get reimbursed. They are still withdrawing premiums but am curious if they are going out of business???

My water heater stopped working and after waiting 1 hr 17 minutes on the phone I was able to catch hold of a customer care executive of American Home Shield. AHS sent a technician to fix my water heater on 12/18. The technician did a quick fix and left. The very next day, water heater stopped working again, after calling the technician, his company asked me to pay $150 to fix the issue. AHS charged me $75 as service charge and the vendor charged me $150. Total I had to pay $225. This is utter non sense. I have taken the insurance for peace of mind but it is a nightmare now. I have been waiting on the call for the long time, nobody is bothered to call me. American Homeshield is the worst... Read More

My gas water was leaking, i complained and paid the my share of $50 ,they said they will cover it when the technician arrived after he disconnected the water heater he said they are not going to cover and gave me price to install another one , I paid for it ,and as of today they have not reimburse me . and you can not even talk to a real person , that's how their system is designed

Whirlpool washer got noisy. 4 days later tech finds bearing on tub has to be replaced. The part is obsolete as This model no longer available. American Home Sheild sent us info on a replacement which will not fit the spce we have as toobdeep. They told us to find one that fits. We spent two days looking at all retail stores and finally found one that fits. We called this morning and waited for 20 minutes and the auto answer said due to long wait we can call you back. They call back and auto answer said “you are number one but due to the high volume please hold”. 20 minutes later an agent gets on the line. Sorry the washer you have chosen is not in our database. She then gave us a list of... Read More

This is the absolute worst home warranty company out there. Buyer beware! They used to be owned by Service Master but now are owned by Front Door. I live in WA state. I discovered they were charging me sales tax on my monthly fee. In the State of WA this is not a taxable item. Further, because any major system is considered "real property" in WA State repairs like electrical, plumbing or A/C or any permanently affixed item repairs to those system are also not taxable in the State of WA. After 2 weeks of trying to track down a corporate office number to get resolution (they outsource everything to Philippines, Mexico or India). I finally found a number through the discovery of who... I had a water heater break down. Called AHS, they said 48 hours. Have an elderly person here, so they got a plumber to come over next day. He said it's an electrical problem. So AHS says 48 hours, again I tell them I have an elderly person here. So the next day, day 3 now an electrician shows up, says it's not electrical, it's the water heater. I call AHS, they say 48 hours. Pathetic

Consumeradvocate.org gives them a 5 star??? That's totally false- look at the most recent reviews. Do not give this company a dime! I was with them for over 1 year and about 5 months ago my monthly payment went up by $5.00 dollars --I was not informed about this in any way. When I called to inquire I was told the contract says that they can do that at any time. Did the contract also say that they didn't have to inform their customers of a price increase? I used the service 1 time in 16 months and was charged the $100 service fee for a service man to clean out the lint in my dryer. And as other reviewers have stated- the wait time to speak to a representative is very long. After I... Read More
