Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I give this service one star only because zero stars is not an option. Called to get a quote and inquire about services and was helped by a very unhappy woman who refused to give quote information. Instead she stated obvious things like, "There's a difference between home warranty and home insurance." She then asked, "Do you know how much it costs to replace a water heater." Since I had just looked into getting a new water heater for our home I stated the cost. She then corrected me and stated, "Most people don't have a money tree in their backyard to pay for that stuff." Then she stated, "You can either sign up for this service now or forfeit your opportunity to do so." I then... Read More

I have been a customer since 2010 and have actually only had one good experience with AHS when our hot water heater went out. Another time, they could not get a plumber to come out because it's a mobilehome. Then they sent Sears out to look at our (25 yr. old) washing machine. Paid the guy $100 to replace a .25 cent washer that went out again in 30 days. We replaced the washer. Latest call was a 10 yr. old dishwasher that had developed a leak, they sent Sears out again (this was after I told them I was dissatisfied with the last visit). Guy tells my son in law the dishwasher is so old he doesn't think he can get the parts but then tells AHS that we "misused and abused" the dishwasher... Read More

Not good... I sold my home, canceled the policy very near payment date but it had not yet been autodrafted from my bank account. I was assured it would not be but then it was. Now when I call about this, I’m on hold forever and get no answer!

Do NOT waste your time, energy or money on AHS! We wait a minimum of 30 minutes to speak with a representative each time. The service contractors have to make multiple visits to fix the problem. We have been without a washer for 5 weeks and are still waiting for a resolution.

I’ve been with AHS for 8+ years and they’re service has gone down immensely every year. Can’t get anyone on phone over an hour on hold. Assigned a plumber that is 70 miles away from where I live. Worst part the associate said they were in my town. Who’s in charge at American Home Shield ? Pitiful.

Well this review is not for home shield. It is for the consumer advocate org. How dare you give America Home Shield the top rating Every review listed on this site gives poor reviews. Right now I am on hold on the phone for AHS it has been in excess of 38 minutes and they have not responded to my call. This is very unacceptable. Damn you Consumer Advocate!!!!! You have done a disservice for all of America!!!!!

AHS only gets one star and that is because I have to select a star. I have to wait 30 minutes or longer just to get someone on the phone. We had called because we needed a service and wanted to make sure everything we needed done was covered prior to paying $75 service fee. We were told everything we needed done was covered and schedule the date and time and paid the service fee. The man comes out, instantly there was a language barrier. Then he messes with something's and then leaves saying he will come back once the parts get approved. Two hours later we find out nothing was covered. So now I'm out $75 and things are put on upside down. I have no idea how this company has 5 stars. They... Read More

American Home Shield is the worst and gets 0 stars. I had my water heater and AC service and both times I paid $75 plus I ended up paying hundreds for the water heater repair and thousands to replace my AC unit. I called to Cancel my contract and was charged a monthly fee for cancelling where they had explicitly told me that I could cancel any time w/o charging any fees. These guys are straight out thieves. DO NOT go with them. To make things worst, if you decide to call them on the phone, be prepared to wait up to an hour before anyone answers the phone and good luck getting the right information; they couldn't tell me something basic like whether payment is done ahead or not.

Stay away!!!! I would rate them 0 stars if I could. Charged me my $125 deductible for a service that was never performed in my house. Recently, I scheduled a service call for my furnace. The contractor was not available for an entire week to do the repair. Subsequently I had the repair done on my own and cancelled the appointment in a timely manner. I was still charged the $125 service call. I am in the process of calling them and have been on hold for more almost 30 minutes!!!! But my call is supposedly "very important" to them.

I do not know how AHS is listed as the #1 provider with 5 stars. This company is HORRIBLE! I think they must be paying people for good reviews. First, when you call to speak with someone, more than 6 times now in the 1 1/2 yrs I've had my policy, I have been on hold for anywhere from 45min to an hour just waiting for an answer. Then 1/2 the time the agents don't know what they are doing, cant or rather wont transfer you to another department, or a supervisor you have to wait for a call back within 24 hrs which never happens in the time frame. Plus the vendor they sent out for my AC was just trying to rip me off. Will not renew my policy again.
