Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

American Home Shield charged me for a service they never did and charged me $125 because I did not call them back to say no one came out to do the service! Crooks! And their customer service was rude and atrocious.

The service on a claim is absolutely terrible. After paying the deductible the service rep indicated that the parts needing replacement were no longer available and that the company will probably offer a cash out or replacement product 11/7/2018. He said they would call in a day or two. On 11/15/2018 I called to find the status. After waiting 45 minutes, my phone lost its charge. I was able to get to an on line chat in about 10 minutes and they said there wasn't any status on the claim and that it was closed. After pressing the issue they indicated that it was filed on 11/11/2018 for cash back determination but they were only up to 11/10/2018 and they would be back to me and provided... Read More

I have had this warranty company for years but in the past year or so service has gone way down. Telephone wait times are ridiculous, usually 30 to 60 minutes. I had to have my refrigerator replaced because the tech could not fix it and I still had to pay $700 toward the replacement and it took 6 weeks. Six weeks without a refrigerator. They doubled billed me for a service call and after 4 calls inquiring about the refund over 3 months I have still not received it despite the refund being aproved 3 months ago.

I rate you a zero I have been waiting on hold with a rep who keeps putting me on hold for over 2 hours only to be told she can’t replace my furnace unless I pay an out of pocket extra $2016.75 for the furnace installation with upgrades and if I don’t like the upgrade I can pay for a new furnace myself and cancel AHS contract. I’m calling everyone I know to inform how I was treated and putting it on bulletin board as well as the internet and intranet all social media outlets

AHS has many disturbing issues. To list a few; -They readily take their monthly fee, but to get service nearly impossible -unbelievable long wait time on the phone Can be up to 50 minutes. Crazy -no one can make a decision , always need to seek out a supervisor then another 50minutes on hold -timeliness to get service to your home is non-existent and when service arrives, no parts, then wait another 3 weeks and 20 more phone calls of 35-50minutes each to complain which get you know where... having to get a supervisor on the phone again... explain your situation for the um teen time. It’s insane to work with AHS Yes , work. As a customer you actually become their non-paid... Read More

HSA is totally worthless......I studied the mindset of the reresentatives and it is to dig into every word of the contract and twist it to avoid paying out. I have a perfectly eligible event but the reps work behind the call to look up ways to get out and also to take up time to put girnd your doewn. May you all burn in hell for the psychology you encourage with each other. Sam Pittsburgh

They are the worst! I find it hard to believe that their overall rating is 97%. The companies they contract with are never prepared on the first visit to fix anything even if you tell them in advance what is broken. They always have to wait for a part and come back. Or, they take 24 hours to respond to a request and then it takes 3 or 4 days before they can get to you. There is no such thing as an emergency. My furnace broke, the technician did not contact me within 24 hours first of all. I had to call AHS (and you’re always on hold for an hour) for them to send someone else. This is a long story so to make it short, they came to fix my furnace on Thursday, it wasn’t fixed. I called... Read More

I have purchased the AHS home warranty on the home we purchased last January in Tucson AZ. Fortunately, we have had zero problems with our home which would be covered by out policy. As a preventative measure, we selected to have our HVAC system checkup for 75.00 as suggested by your company. Both my wife and myself were very disappointed by the technician that came to our home. I only give a 1, because the review doesn’t allow a zero! I’ll Never allow that kind of person in my home again!

AHS is a total waste of money. I had a hot water go out (tank was leaking bad). I called them and the tech couldn’t come out till the next afternoon to check it. If it needed replaced he would have to go back to Dallas and get one and install it the next day. So I have to have my house flooded waiting for their process. I said forget it and did it myself. A year later my ac went out. After hours and hours and convenient phone disconnects I finally got a ref #. I had the AC people there and when AHS asked to talk to tech he said they wouldn’t deal with AHS. I called another and they wouldn’t deal with AHS. They said AHS does the same to them, hours on phone and won’t reimburse them for all... Read More

Their "insurance" is vastly overpriced. They charge you for a claims inspection, and then deny your claim. Very few insureds receive value. Look into competing products if you really want this type coverage.
