Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Do not sign up with this company!! They are a rip off. Ive had this warranty for a few years and paid a monthly payment. When something major finally went wrong , I had to pay out of pocket almost $1000. What’s the point f the coverage?? In addition to that, they charged me a cancellation fee when I told them I no longer wanted their service. Don’t waste your money!!!

American Home Shield is a rip off warranty, big time. They cover the smaller items pretty well, which we used them for on a number of occasions. But look out if you have a more costlier piece of equipment to repair or replace. We added coverage for our pool and spa, but when our pool heater became non-operational, they found every excuse under the sum to deny our claim. Check your contract closely--because they use the clause, "damage not due to normal wear and tear." That is what happened when I submitted a claim for our pool heater. They brought in two different vendors to inspect our heater, and we were given two completely different diagnoses. We appealed to them, got denied by... Read More

I would not recommend American Home Shield. If you have a home repair over about $150, they will find a way to charge you. I had two situations like this with them. 1. A refrigerator/freezer problem. They charged me $250 for the freon. (plus the $75 service fee) 2. A water heater. They charged over $200 for "parts not covered." (plus the $75 service fee) A friend of mine also was charged for repairs from AHS. She too needed a water heater replaced and was charged over $200 for "parts not covered." But the worst was when she needed her furnace/airconditioning unit replaced. She had to pay OVER $1000. Keep in mind, all these charges are IN ADDITION TO the yearly fee and the $75... Read More

Bait and switch. The first year the plan covered 2 items in our new home, AHS seemed great, we even refered our friends and neighbors. Once we renewed for a second year, paying a higher price for calls now mind you, the one time we called in a repair, now the identical item that was covered year one, isn't covered on our garage door opener. And the best part, they charged us for the service call. Here we are in almost 2019 and they claim 7 to 10 days to refund our account electronically, lol. If you want to talk to a person, I recommend hitting button 1-3, that is the new service lines, otherwise no one will ever answer and you will be on hold forever. Bottom line, there are plenty... AHILLIARD NOSAINTS 11/1/2018 I HAD AN REPAIR ON AN OUTSIDE AIR CONDITION UNIT. A FAN MOTOR WAS REPLACE WITH A UNIVERSAL MOTOR THAT DID NOT FIT MY UNIT. THE CONTRACTOR COULD NOT PUT THE TOP BACK ON, SO HE LEFT IT UN COVER WITH BLAZES EXPOSED. I RECEIVE A HAZARD ORDER FOR PAYMENT FROM MY PARISH. I CALLED HOME SHIELD REPEATEDLY ASKING FOR A CORRECTION. THE CONTRACTOR FINALLY CAME BACK AFTER 5 MONTHS AND REPLACE MY ORIGINAL TOP WITH A TOP FROM A JUNK YARD. I HAD ANOTHER CONTRACTOR LOOK AT ANOTHER UNIT NOT A CONTRACTOR USED BY HOME SHIELD, AND THAT CONTRACTOR SAID HE WILL NEVER BE ABLE TO REPLACE THE CAP, BECAUSE HE USED A UNIVERSAL FAN THAT DOES NOT FIGHT THAT UNIT. HOME SHIELD SENT... Read More

American Home Shield is the worst company I ever had dealt with. When my A/C broke in the middle of June's heat in Arizona, they left me and my family in brutal AZ temperatures above 105 degrees 3 days waiting before they sent their 'expert' A/C company. When their so called 'tech' arrived first he made sure that he got his $125 service fee covered. Then, he hardly took time to check the A/C unit before telling me that he needs to order a part and it will take anywhere between 10 - 15 business days before he can come back with the part to install it and have the unit fixed. Of course, I told him that I did not want to have any business with him or with AHS any more. My friendly advice to... Read More

Had AHS for over 12 years and I have to say, I will NOT be renewing . Two weeks ago, my water heater finally died - AHS Contract Vendor arrived soon after request was sent via electronically. Vendor verified Hot Water Heater required replacement. After I paid the vendor over $800 (permit and required permit work - not covered under AHS Policy) a lack of communication between AHS and Vendor delayed hot water install. Finally received an install date which will occur three after the vendor verified replacement was required. Kids sick, spouse sick and now I'm sick of AHS! Not sure what happened to this company, but not the same company of yesterday..

I was a customer for 2.5 years and spent around $1500 for their policy over that time. They have extremely long wait times when you call for customer service. When you do get through they are unfriendly. I recently tried to file my first claim for repairs that I had to make right away due to it being an electrical hazard. They refused to reimburse me for any of my expenses or refund me any of the money I have paid them. I strongly recommend looking elsewhere for home warranty coverage.

This must be a front for the company. Review other rating sites before you buy with them. AHS site shows all as 5.0 star rating. BUT: 8 days now for a water heater that caught on fire, and I am still waiting. But they took my $75 up front, didn't they? Also took 5 days to get someone to open my kitchen sink drain last month. No people to talk to, completely automated. No one to talk to, period, ever. It was a great company 2 years ago, before they moved customer service to the middle east, which was bad, then replaced that with a computer, which is even worse! This is a TERRIBLE company. If you rate one star service on the right, as is traditional, it will come up five stars on this site.... Read More

Very poor providers, unprofessional and unreliable. Not to mention every time I call I am waiting 30-45 minutes to speak to customer service.
