Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

DON'T EVER USE THIS COMPANY! My 12 year old central air finally died. I was advised by several companies it's not worth fixing - it will just leak again. The only company that would attempt fixing it was the company American Home Shield sent. They could try to repair all the leaks but I would have to pay for the freon - not covered, $600. I was advised by the technician AHS sent not to have the unit repaired - it should be replaced. AHS refused to pay to replace the unit because they found someone that would repair it but I would have to pay for all the freon $600 and there was no assurance it still would not leak again. The never returned my calls and kept me on hold for 30-40... Read More

I was told by several agents prior to signing up that preexisting problems were covered after 1 month of signing up. I asked this question several times, and was reassured several times. They did not cover a broken faucet, the reason I signed up in the first place.

Took 2 months in the summer in Florida to get my air conditioner fixed. They sent out a Grade F with the BBB contractor to fix a simple Freon leak. The contractor screwed up the evaporated coil and housing so bad the whole unit had to be replaced. AHS agreed to replace but wWe still had to pay $2000 to have it replaced even though it was their contractors fault.

So disappointing. Our attic ducting was found to have separations in it and overall was in bad shape. Despite the fact that the coverage claims to cover holes and missing ductwork the tech they sent out reportedly marked on the form that animals _may_ have caused the problem. The tech didn't believe that when I asked them on follow-up, but marked it on the form in case it was a covered condition. Well, that was all AHS needed to hear and regardless of how many times you try to communicate with them that it wasn't damage caused by pests they can't hear you and refuse to cover the repairs because the contractor said the wrong phrase. So disappointing and exhausting to interact with... Read More

I caution anyone who goes with this company that whatever service you may think you are getting, isn't what you will receive. Be ready for wasting up to an hour everytime you try to contact them on their 800 number. I never waited less than 30 minutes in over 5 years dealing with them. Getting a repairman was next to impossible cause there are never any available since most service providers refuse to work with them based on their reimbursement policies. Average delay in getting my problem resolved averaged almost a week. I always had to pay service provider additional money out of my pocket because AHS refused to pay actual costs for repair. How this company stays in business I... Read More

My son is sick with Cancer. He called for an AC repair and when they came out they told him they were too busy to do the work and they didn't have the part. He had to pay $75.00 anyway. He went to Home Depot, got the part for $29.00 and climbed in the attic and made the repair. This isn't the first time we have had poor service. He shouldn't have had to make the repair himself, it was a simple fix for the repairman. If my son wasn't so sick he would have taped the part together in the beginning, he was an AC repairman and knew what needed to be done. Shame on AHC. I have used AHS for 25 years with 3 properties covered and their service has only gotten worse. I will be changing... Read More

Over the past few months, I have received several mail reminders regarding the home warranty we purchased for our daughter's home (#225969122). Renewal date for the policy is 10/27/18 and as always we pay our bills prior to the due date. Today we received a call from AHS noting that we could receive a 'special' bonus of $100 discoount if we paid the renewal.. I informed the lady that called that we had mailed the payment this morning. I had several questions regarding notification about the 'bonus'; however was told that since we'd paid the premium - we werent eligible. Poor customer relations and although we've paid this years premium, we'll review our intention of doing further... Read More

I have called 4 times today & each time on hold at least for 30 minutes plus. I am still on hold because the other times I was disconnected. Per their policy, if for the same line of products I call, they all come under the same service fee of $75.00. Well, I scheduled two hours ago via phone an appointment for my fridge & then it give me an option to add another service or press 3 (their voice recognition sucks). I pressed 3 & got disconnected. Then I created an account online at www.ahs.com & added the dryer & now it shows each one as separate orders that means I have two pending $75.00 instead of one. Well I am on hold to let them know not to charge me twice, but no one to answer. I... Read More
