Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Sadly, I had nothing but a bad experience with their contractors. We had to call them several times for our AC and heating. Each time they refused to fix the actual problem. We had to replace the duct system for the heater and then a year later the AC out of pocket.

I purchased a brand new home in 1998 and American Home Shield was installed immediately. I used them over the years and paid faithfully. The motto "Repair or Replace" is not true....when my A/C went down after many years.....they refused....I figured I'd paid them over $10K over the years and when it came time to "replace," they refused. I was so pissed, After 15 years of paying and paying, I cancelled. Here I am again, purchasing another home....an existing home, and I know I'll need a home warranty. Caldwell Banker provided AHS for my home while it was under contract for sale.....and I laughed. I doubt very seriously I'll be utilizing AHS services personally again.

Call Center is horrible. I paid $75 for an electrical repair through R&R Electric in Orlando, Fl. The repair was never completed. We went outside of the warranty company and hired our own electrician to complete the work. The customer service rep called the manager of the electrical company that they hired and received the verification that the service was never completed. I was promised a refund for the service fee. I called on 3 different occasions about the refund, of course none of those calls were recorded. I never received the refund. The call service is so frustrating I gave up. I cancelled our plan, was advised I would have to pay an early cancellation fee. I paid $42.06,... Read More

Call center is terrible. Very slow and can hardly understand them. My account was also placed in "past due" status yet I had never received and invoice or bill for service! I am told their service is good in major metropolitan areas but from my experience, not being in a big city, their service is terrible; they do not have many service providers, if you don't live in a big city. I did receive a phone call for a survey of how well they did but, the survey was only 2 questions; totally unfair questions with absolutely no details. I would not recommend American Home Shield.

Very bad call center. I called them on Tuesday September 4 for two issues one for my garage and the other for the electrical And they confirmed $75 each total $150 for both service and I said that’s fine . The electrical Office dispatch called me and schedule a date. Two days later a young gentleman came out looks like about 20 years old doesn’t know much . They have to reschedule for another day for someone else that knows. they’re talking about 4 to 5 Business days I said OK. Now my garage door. no one ever contact me for the garage door . Contact Home shield office again Took me six hours to get help. Every time I’m on hold for in hour and half... Read More

DO NOT GET THIS INSURANCE. My air conditioning broke because of a worker THEY SENT me. They did not fix the root problem and made it worse, eventually it fully broke. I called the insurance to fix it but they said they don't have a worker living in my area because he's on vacation. They told me I have to wait until he gets out of vacation so he can fix it. This is UNBELIEVEABLE and UNACCEPTABLE. Who knows when his vacation ends. It is 90 DEGREES in my house and I have two children who are SUFFERING from this. I ADVISE YOU TO NOT GET THIS INSURANCE-THEY DO NOT SEND IMMEDIATE HELP. I HAVE BEEN WAITING FOR 3 WEEKS. PLEASE DO YOURSELF A FAVOR AND DO NOT GET THIS INSURANCE.

I’ve been with this company for a long time. I called about my washer and dryer and received prompt and professional service. A need arose for service for my air conditioning system. The company chosen was subpar at best. The tech reeked and made my unit run even worse than before he arrived. His sole purpose was upselling his services. He wanted to sell me more Freon, which I knew I didn’t need. I threw him out of my house. I left a message on the website stating how horrible the service was. No one ever responded. Now my fridge is on the blink. Now I find out nothing is covered but the box; none of the critical components. The assigned contractor never called. I turned in the... Read More

AMS contracts with companies that are substandard. I called for service on my pool heater and was referred to a company that had terrible reviews. The pool technician advised me that he was ordering parts needed and would be back to repair the main board. Later the pool company rejected my claim and notified AMS that my sprinklers had caused this damage. I don't even have sprinklers in that area!! The technician never asked to turn my sprinklers on or he would have seen that there were none covering the area that my equipment is in. This was obviously fake details that the pool company owner added in so they wouldn't have to repair the main board due to cost. I see other reviews... Read More

I have been paying the contract fee of $40 per month for a while now ( about 18months ) , and had to use the service for the first time today . AWFUL experience . The first contractor could not be with me for 10 days , called AHS they arranged for someone else - slightly better but 5 days . Bare in mind the service charge is $125 regardless . I need service today - leaky toilet is not pleasant and with guests/family arriving from out of town for my sons upcoming wedding this weekend I need to get this fixed ASAP . I asked the contractor how much it would be to get service today - outside of AHS he quoted me $180 . So for just over an months payment extra I can get service... Read More

Very disappointed. Paid in for almost 3 years, made a claim 8/31/18 and was denied immediately because repairman used word APPEARS to have been a power surge. Nothing else in my home was affected. When the repair man then said well the blower was 8 years old - probably burned out, the AHS employee said, too late, play on words and denied my claim. DO NOT RECOMMEND
