Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I would give ZERO stars if that were an option. This company hires the worst and cheapest subcontractors who can and do damage your home. NC Attorney General is investigating my claim! They have cost me thousands of dollars in cleanup and the mess the plumber made has caused my autoimmune illness to be exacerbated. I have been very sick for almost a year. AHS’s reply? “Turn it in on your homeowners insurance”.

I have had my contract since 2015. I submitted mt request for ice maker repair on 7/12/18. I have attempted to contact the repair contractor several time, left voice messages with no return contact. I contacted american home shield several times about my concerns. After calling and being placed on hold for up to 45 minutes on one occasion I called on 8/29/18 and spoke with supervisor Danica who informed me my service fee would be refunded however I would be required to continue the repair with this contractor. I requested to be transferred to another contractor in leu of a refund. Danica informed me I would not be able to use another contractor. I agreed to accept the refund provided the... Read More

I've had this Home Warranty company for 10 years. They have gone down hill, they are totally useless, service is a sham expenses continue to rise. We had a leak and they could not even find us a plumber we had to do it ourselves and follow their rules with the plumber present which were paying by the hour to see if they would pay for it next problem glass in the stove door broke this is covered in the warranty but because it's a safety issue and the stove still works they will not cover it. With prices rising to $900 a year I find this company a total waste of time and money.looking for a new company

I have been waiting to hear from your department that tells me what my options are on a dryer that has broken down twice in the last 1 year 2 months since August 17, 2018. Today is August 31, 2018 and I was informed by Crystal that it has not reached the right department for me to talk with anyone!!!! Really! You must be a very large organization if paperwork, which I assume is all computerized, hasn't been delivered to the right department. I have made a complaint to the BBB and I intend to go to the news media about the service you provide. I have a file that is almost 2" thick with bills on my AC/Heat units that I finally gave up on your service and purchased new units... Read More

THE ABSOLUTE WORST!!! If there was a way to give less than zero stars I would. This company is the absolute worst. They have so many loopholes that they are almost magical. Literally any way they can get out of paying out, all while kicking your family while they are down. I chose this company in 2011 when we bought our first home. The home came complete with an aging (and unbeknownst to us leaking freon) air conditioning unit. We called AHS when we first started having issues with our unit. We live in south Texas and it was summer. The low was 100°. They told us they could not get anyone out for a week. I had animals and small children in the home. We were forced to stay on a... I have received poor service regarding the replacement of my water heater. This is not the first offense. On 8/11/18 I put in a claim because my water heater went out. AHS sent a tech on 08/14/18 Who advised that outside of the cost to buy a water heater and the labor to put it in I would have to pay them an additional $933 of which I was never provided an itemized worksheet. AHS advised that they would not cover these "modifications" and I would have to pay the $933 out of pocket. I looked over my contract several times to see where it outlines what is covered under water heater and what is not and I feel it is vague on purpose. Me paying almost $1000 for this repair defeats the purpose... Read More
