The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Okay so you send back a response that you value my 12 years of loyalty but you are asking me to repeat to the same people the same thing that I have shared over and over to you. I never do this but today and I really hate having too but I have had more then enough and I am going to speak out!!! I am a senior that works full time in the ministry, with a disabled husband, a ill son and a amputee sibling who lives with us occasionally. I have kept my home warranty for such as time as we would need major repairs in our home as I don't have a lot of physical help or income. However, I would not recommend American Home Shield to anyone, any place, anywhere for any reason. You would do better to save the yearly cost of this warranty in a separate account and earn the interest awaiting needed repairs to occur because at the end of the day most major repairs will still... Wow! The contractor sent out to address my problem was not qualified to do so, so now I have the pleasure of waiting another day for someone who can! Did AHS let me know? Not on your life!..and when I called and spoke to the Oh So Pleasant Stephanie she informed me they didn't have to call me if they didn't want too! So, good customer service is optional now? We have been customers of American Home Shield for the past 5-6 years. We purchased the best warranty program they had to offer because we have a swim spa. When we filled out out application we specifically indicated that we had a Spa and a heat pump to heat and cool our house. This winter during the coldest part of it, in January, our heat pump stopped working. We placed a service call, the technician for out area was too busy to come. My husband and I are in our 70's. It was 62 degree in our house, but he could not come. We called AHS again, they arranged for another technician to come from York VA. This is the worst company you want to deal with ,with a water leak i reported since 5/31/17 no plumber has been sent to fix the ongoing problem till today 6/7/17;continuously have been losing water , my kitchen cabinet wood is all messed up .i call all most every day sometimes i will be put on hold for more than hour ,each representative the come on the phone has a different story to tell .Am so frustrated you can never speak to any supervisor even if they tell you some will return your call. For the matter of fact i have been placed on hold for hours as am writing this review still waiting if some could assist me

I've had AHS for approximately 5 years now. I've had ok service using them for 2 claims during this time. However approximately 3 weeks ago my clothes dryer went kaput. After putting in a service request I was told someone would contact me In 24 hours. After approximately 36 hours I received an email saying service would be rendered in 6 days UNACCEPTABLE. I then called and I spoke with someone and advised them that 6 days was not practical. She then scheduled me for 4 days. I then asked for a supervisor to ascertain why I couldn't get this service from the initial representative. I submitted a claim with American Home Shield ("AHS") on April 29, 2017. It is June 7, 2017 and there has been no resolution to my issue yet. I am in day 40 of trying to get this problem resolved. AHS assigned K&J Mechanical ("K&J") to do repair work on my central air conditioning system and K&J has only come once to diagnose the problem and nothing else whatsoever. I have repeatedly called K&J with no result. I have repeatedly called AHS and have been placated and appeased with no result. I am at my wits end with both companies. How American Home Shield is still in business, is beyond me. Eventually the way they rip their customers off will catch up to them. They advertise that they will cover your home yet, every time something goes wrong, they hit you with every single loop hole (every item in your home will be out of code) they can find. AHS will charge you the same amount of money as it would cost to call a company and have the work done but, you get to pay a yearly fee to AHS in addition to those costs. I have never been more disappointed in a company than I have been with American Home Shield. Never use American Home Shield, you are wasting your money!!!

I am realtor who want to try home warranty before making recommend for my client. I bought the warranty and there was 10 days grace period. But, when I wake up on one of morning and fine that we didn't get hot water. So, I made claim which was the day my contact start. I waited 4 days to tech to come out and 4 days later they call me and said they can't cover because it was pre existing condition. I ask them how would they know and they said there was hole in the water heater that effect the light of pilot. They expect to check water heater everyday? It's easy to get into a contract with them BUT god forbid you actually need them for something big like a water heater or multiple repairs... the will fix it at bare bone BUT as soon as your contract comes due for renewal - you're out! They will try and put you in their lowest rated/serviced contract in an effort to force you out despite the amount of money you've invested in them. Pay them but don't ask for too much in return! Watch out!
