Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This company is pretty much hit and miss. I've been with them since their inception and sometimes it goes well, but when it goes bad it's very, very bad. My latest nightmare involves my garbage disposal. It died several weeks ago, I called in a claim. They said they didn't have anyone readily available in my area to service my disposal. They said that there was one company that was on their list for my area but they had been suspended. The companies name is Ruud Mechanical. Guess who called me to schedule an appointment. You guessed right, RUUD MECHANICAL! The inexperienced technician showed up, looked at the disposal, said he had never seen one like mine and said it was broken. The... Read More

I have been with them for almost a year. We are having septic tank issues and I called to make sure of what I was requesting. The automated system answered and I went thru the process on it. Today a plumber came to my house and said I do not handle septic tanks.......let me call the warranty company. We are not covered for the septic tank, which I can understand, but I was still charged the 100.00 fee for the service call which was the reason I called in the first place to make sure we were covered. So my advice is don't do anything with the automated system that you are directed to. Very disappointed with the handling of this claim.

Don't waste your money! Horrible company! They rip you off and send it incompetent service providers who have to come 4 times to fix one thing! I have paid a few and they cash the $75 check for the service call and then I received a bill from American Home shield telling me I am 30 days overdue ! I had get copy of cancelled Check and had to spend money to fax it to American home shield because they won't accept an email! One time they sent an air conditoner guy who blow up my compresser and then put my valve in backwards! I can write a book!

This is my second year with AHS and my first claim. My a/c stopped working found out it's the compressor. Everything was fine from submitting a claim, scheduling with the technician, and even them showing up on time. My issues is that yes they will cover the compressor but I will still come out of pocket $800 for the refrigerant due to AHS only paying $10 of the $136 pet pound. I'm a single mother of 3 and do not have that kind of money laying around. This is why I opted for a home warranty. Now I'm out of the $100 trade fee why idk since I still have a broken a/c machine and now I'm cooking my two story house with box fans!! Thank you AHS! I will definitely be looking into a new warranty... Read More

This company is probably the worst company I have ever had the displeasure of dealing with, they have 0 empathy for their customers, their agents all lie through their teeth and are extremely unhelpful and rude, can't grasp basic problems. I've called to try and get a claim sorted about 15 times, been promised callback almost every time (even been reassured after I said I don't trust their callbacks) , including a callback from a supervisor. Their ratings on this are completely fake and made up, just look at their BBB profile which has 94% negative reviews, they do not care about you at all, if you're starting to look at home warranty, run away from AHS and never look back.

We placed a service order on 4/28 for two appliances; the first was a microwave that was replaced by Greenway home services a few months ago. The second was for a laundry machine. The microwave door does not close correctly and severely inhibits functionality. We called and had a technician sent to check out the issues. First they could not locate a serial number on the microwave(Mind you this is a microwave that was installed by American Home shield, and its contractors) and literally told us he i didn't know what to do. The Laundry machine is still leaking. In Total the technician spent probably 15 minutes looking at the issues. Where as i have spent hours on the phone trying to get... Read More

Best Way Mechanical gave me a time between 8a-12p to come by and fix my air conditioner. I had to take off from work to make sure I was at home at their specified time only for them to arrive at 2:45p! I understand being late what I don't understand is having to call them to find out when to expect a technician when they should have been calling me to inform me that the technician will be late. My whole schedule was thrown off because of Best Way Mechanical unprofessionalism. But then I thought...the problem isn't BWM it is you AHS you claim to want to provide quality service to your customers but then hire the worst subcontractors you can find to do the job. And what's worst is that... Read More

This is a total SCAM! They make so many stipulations that you can never file a claim that is if you can ever get anyone on the phone to discuss. If you do not have detailed maintenance records for the life of the item whether it requires maintenance or not they don't pay. They also refer you out to overcharging technicians from companies you cant even find reviews on. AVOID!

Sorry to differ but I had AHS for over 20 years at 3 houses at the same time. They became very difficult to deal with on claims and buy outs of appliances that could not be repaired. I tried Fidelity Home Warranty on my residence house as a trial and could see the difference in better service and better contractors with them. Since they all my houses have Fidelity.
