Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

E-mailed AHS on 14 June 2016 for AC repairs. Contractor called with appointment date of 18 June 2016. Showed up @ 1220 pm, 18 June 2016. We paid diagnostic fee of $75.00 per contract. Contractor rep said air conditioner was 3 lbs low on Freon. Did not offer to repair system on 18 June 2016. He also stated it would not cost us any more money. AC contractor rep returned on 22 June 2016 to install R-22 Freon, but demanded immediate payment of $177.00 (entire price of 3 lbs of R-22 Freon). According to Contractor, AHS does not pay for refrigerant. I was led to believe by AHS contract salesman that all repairs were covered by warantee contract minus our $75.00 deductable. What a... I have had AHS since 1999 on my homes. It was at one time a wonderful product, however in the last two years it has sent out terrible and crooked contractors, denied claims and generally not been worth the money I spent on it. There is no peace of mind, only a monthly bill and service techs that are looking to make money by not honoring the service plan. Stay away from AHS! I am going with One Guard as soon as mine expires

In some instances AHS is excellent as in replacing appliances - I've never had a problem and I insure 11 rental properties with them. However, with electric, AC's and pool contractors they rate very low. I have read the reviews on many of the people that have come to fix items and they are comments like - TERRIBLE, STAY AWAY, HORRIBLE or dishonest. I can vouch for that. I don't know if we can list their names but I would like to. I don't know a nice way to say it other than the people they send out are either not qualified, misdiagnose or just plain lie to get money from you. I had once just a few weeks ago tell me he I didn't have something that was required and he'd... Read More

The representative that Dan Allan appliance sent out is not reputable. He represented American Home Shield to diagnose my faulty dishwasher. He came out and saw a rust stain and submitted to the warranty company that the tub was rusted out and the door was rusted out. The dishwasher does not leak. There was soap scum build up around the float which was not letting water in. The dishwasher is working again. He did nothing and charged $75.00 for no diagnosis. American Home shield sent out a real expert who helped me by showing me about the float. While the second expert was covered by AHS they want payment for a company who did nothing and lied in their report. I would have... Read More

My air conditioner broke down on around June 4, 2016. A technician from AHS's contractor came out right away. No problem there. But as of June 20 my air conditioner is still not fixed. The contractor did not return my call to them as promised and I have to wait on hold for 20 to 30 minutes when I call AHS. Their attempts to reach the contractor are lame and they kept putting me on hold. Then they transferred me to the "Authorization Department" to see if the parts were ordered despite telling me last week that the parts were ready for delivery. On hold again. The repairs are estimated to cost about $1,500, but AHS only covered $500. I am very unhappy with AHS and will be changing... Read More

I have had home shield for two years, this will be my last. The biggest issue is that if you need to talk with them about an issue, be prepared to wait an hour or more to talk with someone. I have submitted service requests online and I don't get a response from the contractor for 3-5 days. When your A/C is out or your dishwasher isn't working, waiting 3-5 days to acknowledge the service request is crazy. Lastly, because American Home Shield doesn't pay vendors a lot, the quality of the contractors is very low. I have had one issue that took them 5 visits to fix. It did cost me more money but making the time or being home 5 times is costing me a lot.

When I first purchased the warranty back in 2004, it seemed like a good deal. The HVAC system was covered and I was worried that my two-zone system would need to be replaced soon. However, in one of the renewals, they snuck in a 1500 cap limit. In addition, they would always authorized a repair over replacement and charge 1000 for replacing the coolant. So it definitely was not worth the money for the HVAC System. For other problems such as the dishwasher, water heater or garage door mechanism, it was helpful but I would never have purchased the warranty for 600.00/year only for this.

We used American Home Shield to cover our rent houses. In the first incidence, the refrigerator stopped working. The AHS authorized repairman said the frig could not be fixed (a 20 year old model) and reported to AHS that the frig could not be fixed. After almost 3 weeks of going back and forth with AHS and the repairman we were at an impasse and our renters still did not have a new refrigerator. We called AHS and cancelled the policy which we had paid for in full. Not only were we out money for the new frig, but we had to pay for their lost food and compensate our renters by decreasing the rent the next month. We lost money on that deal! We will never reccommend American Home... Read More

We have been clients of AHS for 24 years. Today I finally listened to reason and signed up with another company. If you don't mind waiting days to see a service tech they are fne. If you want your a/c, heater, or hot water heater fixed in less than a week look somewhere else. The new dishwasher and stove are awesome but a/c is more important when it is over 100 outside. Just saying.

I have been a client of AHS and considering dropping it. I put in a service request a week ago. I didn't hear back from contractor so I placed 2 calls to him. I'm glad it's not an emergency ! Still have not heard and have been on hold with AHS one solid hour. I tried using my web account but the chat line had a 50 minute wait. I'm getting more frustrated by the minute.
