Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Terrible Customer Service. Terrible choice of Vendors AHS sends. I am trying to complain got disconnected twice once while in the middle of the conversation with an agent. They don't call back as courtesy so obviously you are back of the line again. I think as a tactic to deter people calling in they put you on loong holds. Shortest time I was on hold was at least 20 min any time of the day I try. I am on hold currently third time today for 51 mins and still continue to be on hold. I am looking for alternatives to AHS now...

AHS used to be the best, but lately their contractors are very poorly rated. When you call AHS you hold forever, or at least it seems like it!

I invested in this home warranty after purchasing a 36 year old home over the winter. Our air conditioner froze up about six weeks ago and our washer and dryer broke in the same week. I submitted requests for all three and the person for the washer and dryer came out within a couple of days but was unable to get the part for the washer and fix it for almost two weeks. He was unable to fix the dryer because he said the ducts needed to be cleaned out and American Home Shield doesn't cover that. American Home Shield took several days to get back to me about someone for the air conditioner (we live in Tennessee and it was already HOT) only to tell me that they don't have anyone in our area so... We have a central airconditioner in our home that sounds like a jet airliner is in our living room. Representative said sorry we don't cover noises. Even though this is a very loud screeching/grinding noise guy said it needs to break first and he can fix it. I am not happy about this. I informed BBB. Also, no one from American Home Shield answers their phones. I was on hold at least 40 minutes and was disconnected. I had to get ahold of billing to talk to a live person. After 2 weeks still no resolution.

i am so upset until sending this review is the only piece i can get in my mind. I have been with american home shield for at least 9 years. I am so upset i cannot believe what is happening to me. I normally use ahs service maybe twice a years, or some years i don't use the service at all. Just knowing i have that security that if any of the major components in the home break i have their service gives me peace. Well i pay $659.88 plus a $75 fee per incident. I put in an order in 6/16/17 because my dryer was squeaking and their was water and oil on the floor around the dryer. I was unable to remove the lint tray around the dryer, i finally pryed it out and it broke . The service they sent... Read More

VERY POOR customer service. The left hand does not know what the right hand is doing and communication gets dropped often. After several weeks of asking for service it got dropped a few times before they finally sent someone out, it was close to a month. I had a new heat pump installed with resultant solvent fumes in my furnace in the house that bother me tremendously. Contractor who installed was Multnomah Heating and they refused to come back. AHS tried to get 3 different contractors to come out for a 'second opinion', obviously none want this type of work and AHS did not follow up requiring many phone calls and hours on the phone for me. I still have the solvent off gassing making... Read More

After much research, I decided to go with AHS. I'm currently in the middle of my first claim and the experience has been terrible. I went on their Facebook page only to read countless complaints! How did they get such a good review on here if not paid? Do not go with this fraudulent company! Below is an email I just sent to them. I am putting this in writing to have a paper trail. After reading countless complaints on your Facebook posts of the repeated offense, AHS is a lawsuit waiting to happen! Your customers are paying a premium, but not getting the services in return! "your call is important to us" and "Your home should bring happiness. Not headaches." Anyone reading your... Read More

How is anyone to appreciate a company such as AHS who does not fulfill their end of the contract, while a customer is shelling out money each month for crappy service? Last week on Monday, I contacted AHS to have repairs done for my leaking pipes and toilet. I thought I would try placing a service request online. I placed the service request in the early afternoon. When I did, the company that was assigned to me was Value Rooter. I received a phone call from Value Rooter around 5 p.m. The lady told me that they had received my service request and told me that they could come out Wednesday and that I needed to call on Tuesday during their business hours to see what time frame they would...
